Fallow Court sits on Mascalls Lane in Warley, on the southern side of Brentwood, in one of the town's most established residential pockets. It is a position that offers the best of both worlds: a quiet, leafy setting within walking distance of the station and the High Street, with open countryside on the doorstep.
Brentwood has long been popular with commuters and families alike, and its High Street is the focal point of the town. Independent shops sit alongside familiar names, and there is a genuinely good choice of cafés, bars and restaurants for everything from a weekday coffee to a celebration dinner. Brentwood Theatre and the Brentwood Centre add to the mix, and the town has three shopping destinations within easy reach for larger trips.
Green space is one of Brentwood's defining features. The borough contains more than 1,200 hectares of woodland and three country parks, Warley, Thorndon and Weald, all of which offer walking trails and open views within minutes of home. Shenfield Common and King George V Playing Field provide further open space closer to the town centre.
Families are exceptionally well served by local schools. Brentwood School is one of the UK's leading independent day and boarding schools, while St Peter's Church of England Voluntary Aided Primary School, Shenfield St Mary's Church of England Primary School and Becket Keys Church of England Free School have all been rated Outstanding by Ofsted. Grove House School provides specialist support for pupils with speech, language and communication needs.
For commuters, Brentwood Station is approximately a 20-minute walk from Fallow Court and offers direct services into London Liverpool Street in under 40 minutes. The station now forms part of the Elizabeth line network, giving residents a single-seat journey through to Stratford, the City, the West End and beyond. Regular services also connect to Shenfield, Harold Wood and Gidea Park, and the First Essex bus network links the town to Chelmsford, Ingatestone, Billericay and Warley.
Drivers are equally well placed. Fallow Court is a short drive from Junction 28 of the M25 and the A1023, putting central London within around an hour. The A12 provides quick access to Chelmsford and Colchester, while the A127 runs east towards Southend-on-Sea.

What's it like to live in Brentwood?
Living in BrentwoodAt Beresfords, we’re here to support you at every step as you purchase your dream home. To give you an idea of the buying journey, we’ve put together a step-by-step guide, but we are here to answer all your questions and help you on your way.
Once you have found your dream home, we can book a reservation appointment for you to formally reserve the property. We will discuss the details, and your reservation fee will secure the house for 28 days while the sale proceeds. This is the moment to ask a solicitor/conveyancer for help with the purchase contracts. We hold a list of trusted professionals we would be happy to recommend.
You will also need to apply to your chosen lender if you plan to use a mortgage for the purchase. To speed things up, prepare the following documents ahead of time:
Proof of your deposit
Bank statements
Proof of identity, e.g. UK driving license or passport
Proof of address, e.g. a utility bill,
credit report
Conveyancing
At this time, your solicitor begins the conveyancing process, and your mortgage lender may instruct a survey of the property. You may also have some choices about the finishing touches for your home.
Contracts
Your solicitor will ask you to read and sign the paperwork, and you will need to pay your deposit (minus the reservation fee). Your mortgage will be issued so that funds can be transferred.
Exchange
The final and most exciting moment is the exchange of contracts when you sign the purchase agreement and take ownership of the property.
