As Senior Branch Manager of our Ingatestone office, Paul combines unrivalled market knowledge with a genuine passion for helping people move home.

Can you tell us more about your role and what you do?

As Senior Branch Manager of our Ingatestone branch, my role is to keep the office moving forward while continuing to build our reputation within this fantastic village community.

I strongly believe in leading by example and would never ask my team to do something I wouldn't do myself. Alongside supporting and developing the team, I remain very hands on in the day to day running of the office, carrying out valuations, meeting clients and showcasing a wide variety of homes across Ingatestone and the surrounding villages.

What inspired you to pursue a career in estate agency?

The honest answer is that I left school at 16 in 1986 and needed to find a job.

I can still remember sitting in the garden looking through the Brentwood Gazette job section when I spotted a small advertisement for a trainee sales negotiator role in Shenfield through the Youth Training Scheme, similar to today's apprenticeships.

I attended the interview a few days later and started the following week. More than 40 years later, I'm still in the industry and still love the buzz of helping people move. I think the fact I've stayed in the profession for over four decades says everything about how much I genuinely enjoy what I do.

What is the most valuable piece of career advice anyone ever gave you?

In the early years of my career, I was taught the importance of listening.

You have two ears and one mouth for a reason, and that advice has stayed with me throughout my career. Understanding what people need is often far more valuable than simply telling them what you think.

Another piece of advice from a former director that has always stuck with me was: "It's better to seek forgiveness than gain agreement." Whether right or wrong, there have certainly been times when that approach has worked well for me.

What is your favourite part of your role?

I still love carrying out valuations and helping clients understand the value of their home. Winning an instruction remains just as satisfying today as it was when I first started.

As a manager, one of the most rewarding aspects of the job is seeing young team members progress through the ranks. Watching someone start as a trainee and eventually go on to manage their own branch is incredibly satisfying and something I take great pride in.

What advice would you give to someone who wants to enter the industry?

Estate agency has changed significantly over the years.

The perception of aggressive sales tactics is largely outdated. Today's estate agents need to genuinely enjoy working with people, building relationships and helping clients through what can often be one of the most important decisions of their lives.

It's a career that rewards ambition and self-motivation. No two days are ever the same, and the variety of skills you develop along the way is what makes the industry so enjoyable and rewarding.

How would you describe the current property market in Ingatestone?

The Ingatestone market operates at a slightly different pace to some surrounding areas and is very much built on relationships, trust and reputation.

In village communities, recommendations carry enormous weight, and many residents know each other, either directly or through family and friends. That local connection plays a significant role in our success.

The area remains highly desirable, although we do see fewer first-time buyers than in some neighbouring towns due to higher property values and the more rural setting.

What trends are you seeing in buyer behaviour right now?

Buyers are becoming increasingly selective and value conscious.

They have more choice available to them and often arrive with a detailed wish list of requirements, while simultaneously trying to keep within tighter budgets. As a result, buyers are spending more time researching and comparing properties before making a decision.

Are there any neighbourhoods or properties in Ingatestone that are gaining popularity?

The villages surrounding Ingatestone continue to be incredibly popular.

Stock remains particularly sought after, thanks to its attractive village setting and excellent transport links, although demand is reflected in property values. Blackmore is another location that continues to attract strong interest, particularly from buyers relocating from more built up areas.

With its traditional village green, duck pond, local pubs, convenience stores and strong sense of community, Blackmore offers the lifestyle many buyers are looking for. Since the shift towards flexible and home working, villages such as Blackmore and Ingatestone have become even more desirable.

What common misconceptions do clients have about the buying and selling process?

Many sellers naturally feel their home is the best property available and, understandably, hope to achieve the highest possible price.

At the same time, buyers often believe their initial low offer should be accepted, which can sometimes lead to frustration on both sides.

Another common misconception is that estate agents have complete control over the entire property chain. While we work tirelessly to keep transactions progressing, there are often multiple parties involved, and unfortunately, delays can occur further down the chain that are outside anyone's direct control.

Property transactions are taking longer than they once did, and while one buyer or seller may be ready to move, the entire chain must be ready before completion can take place.

What advice would you give to first-time buyers in Ingatestone?

Ingatestone is particularly attractive to professional first-time buyers thanks to its railway station, excellent commuter links and charming High Street, complete with independent shops and popular coffee spots.

My advice would be to get your finances organised early and speak to a mortgage adviser before starting your search. Having a clear understanding of your budget will put you in the strongest possible position when the right property becomes available.
