Can you tell us more about your role and what you do?

With extensive experience in the local lettings market and as a landlord herself, Debby brings a unique perspective to helping landlords and investors make informed decisions. We caught up with Debby to discuss the current rental landscape in Braintree, investor activity and her advice for those looking to grow their property portfolio.

How would you describe the current rental market in your branch area?

The rental market in Braintree remains incredibly active, with strong demand from tenants continuing to outpace the number of available properties. We are seeing a high volume of applicants registering for homes across the area, which is creating a competitive marketplace for renters.

Rental values have increased in recent years, and alongside the rising cost of living, many /rent-property/ are choosing to remain in their current homes for longer. For those who do need to move, we are seeing a growing trend towards downsizing as tenants look for ways to manage household costs more effectively.

What trends are you seeing in investor behaviour right now?

Investor activity in Braintree has become more measured compared to previous years. While the overall number of investors entering the market has reduced, those who are actively looking tend to be more serious, committed and well prepared.

These investors are taking a long term view, carefully considering rental demand, potential returns and property location before making purchasing decisions.

Are there any neighbourhoods or properties that are gaining popularity with investors?

Many investors initially focus their search around Braintree's railway station due to its appeal for commuters. However, depending on budget and investment objectives, we often encourage buyers to broaden their search and consider other areas that continue to attract strong tenant demand

Properties located within popular school catchment areas are often particularly attractive to tenants, making them appealing investment opportunities. The type of property will naturally depend on budget, whether that is a one-bedroom apartment, a larger family home or something in between, but demand remains strong across a range of property types throughout the Braintree area.

What common misconceptions do landlords have about the letting process?

One of the most common concerns we hear from landlords is the fear of ending up with a problematic tenant, missed rental payments or a property that is not properly cared for.
