Can you tell us more about your role and what you do?

As Sales Manager at Beresfords Chelmsford, my role covers every aspect of the property sales journey.

From carrying out market appraisals and creating tailored marketing campaigns to conducting viewings, negotiating offers and progressing sales through to completion, I'm involved at every stage of the process to ensure our clients receive the very best service.

Alongside working directly with buyers and sellers, I also manage the sales team, oversee the day-to-day operation of the branch and support colleagues with problem solving whenever needed. Ultimately, my role is about helping clients achieve their property goals while ensuring every move is as smooth and stress-free as possible.

What inspired you to pursue a career in estate agency?

Property has always been a huge part of my life.

My dad was a builder and built three of our family homes, so I spent much of my childhood on building sites, learning how homes were constructed and even helping to lay the occasional brick. My mum worked in pensions and investments, and my sister built a career in finance, but estate agency felt like the perfect combination of my passion for property and my enjoyment of working with people.

I've always had an interest in homes, architecture and interior design, so pursuing a career in estate agency felt like a natural choice.

What is the most valuable piece of career advice anyone ever gave you?

One of the best pieces of advice I've ever received is not to let setbacks define you.

Challenges are part of everyday life in estate agency, but they help build resilience, experience and character. I've always believed in turning weaknesses into strengths, staying humble and never being afraid of hard work.

Another principle that has stayed with me throughout my career is simple but incredibly effective: underpromise and overdeliver.

What is your favourite part of your role?

Without question, it's earning a client's trust and delivering the result you promised them.

Buying or selling a home is one of the biggest decisions people make, so being able to guide clients through the process, overcome any challenges along the way and ultimately help them achieve a successful move is incredibly rewarding.

What advice would you give to someone who wants to enter the industry?

Learn from everyone around you and take the opportunity to develop your own approach by adopting the best qualities from the people you work with.

Estate agency is a rewarding career, but it requires resilience, dedication and a willingness to keep learning. Most importantly, become an expert in your local area. Market knowledge, confidence and consistency will always help you stand out and build trust with your clients.

How would you describe the current property market in Chelmsford?

The Chelmsford property market has remained resilient, although different sectors are performing in different ways.

The apartment market has experienced some challenges, partly due to the changing legislative landscape and the introduction of the Renters' Rights Act, with some landlords choosing to sell their leasehold investment properties.

Across the wider market, realistically priced homes continue to attract strong interest. However, buyers are understandably more price conscious than they have been in recent years, with affordability, mortgage rates and wider economic factors all influencing purchasing decisions.

What trends are you seeing in buyer behaviour right now?

Today's buyers are well informed and value conscious.

They're looking for competitively priced homes and are prepared to move quickly when the right property comes onto the market. We're also seeing increased demand for chain-free properties or homes within shorter, more straightforward chains, as buyers look to reduce uncertainty and achieve a smoother transaction.

Are there any neighbourhoods or properties in Chelmsford that are gaining popularity?

Old Moulsham continues to be one of Chelmsford's most sought-after locations, thanks to its beautiful period homes, characterful streets and excellent proximity to both the city centre and Chelmsford railway station.

Springfield also remains extremely popular, particularly with families. Its highly regarded schools, spacious family homes and strong sense of community continue to make it one of the city's most desirable areas.

What common misconceptions do clients have about the buying and selling process?

One of the biggest misconceptions is how much work takes place after a sale has been agreed.

Many clients are surprised by the amount of legal work, administration and coordination involved behind the scenes. While estate agents work hard to keep every transaction progressing, there are often multiple parties involved, including solicitors, mortgage lenders and other buyers and sellers within the chain, all of which can influence timescales.

What advice would you give to first-time buyers in Chelmsford?

My first piece of advice would be to get your finances in order and secure an Agreement in Principle before you begin viewing properties. Many sellers will expect this to be in place before accepting an offer.

It's also worth spending time researching the different areas of Chelmsford to find the locations that best suit your lifestyle and budget. Visit neighbourhoods at different times of the day, explore the local amenities and get a real feel for the area.

Finally, register with local estate agents and be flexible with viewing appointments. The more we understand what you're looking for, the better placed we are to help you find your ideal home.
