10a Hall Street, Chelmsford

Sold

A brand new four bedroom townhouse in heritage brickwork, arranged over three floors in one of the most convenient positions in Chelmsford.

To book your viewing, please email newhomes@beresfords.co.uk

10a Hall Street is a newly built three storey townhouse in Old Moulsham, a short walk from both Chelmsford city centre and the railway station. It has been constructed in attractive heritage brickwork with traditional proportions and glazing bar detailing, so that it sits comfortably among the older houses on the street while offering the comfort, insulation and running costs of a contemporary new build.

The layout is what sets it apart. Rather than the usual arrangement, the living space sits on the first floor, where a generous kitchen and dining room runs the depth of the house alongside a separate living room. The ground floor is given over to a substantial double bedroom with its own en suite, an integral garage and useful storage, making it a natural fit for guests, multi-generational living or anyone who wants a properly separate home office. Three further bedrooms occupy the second floor, including the principal bedroom with its own en suite shower room.

A four bedroom freehold townhouse of approximately 1,640 sq ft, with two en suites and an integral garage, priced at £650,000.

Local area

Hall Street is in Old Moulsham, just south of the river and a few minutes walk from Chelmsford city centre. Moulsham Street, immediately alongside, follows the line of a Roman road and is a designated Conservation Area, which is why the house has been built in heritage brick rather than standard modern facing brick.

Moulsham Street and nearby Baddow Road hold most of the city’s independent shops, cafés and restaurants. The centre adds the pedestrianised high street, the High Chelmer and Meadows shopping centres, Bond Street, and the retail market, which has traded here for more than eight hundred years.

Central Park, Tower Gardens and Admirals Park form a continuous stretch of parkland along the River Can, all within walking distance. Hylands Park, 574 acres with a Grade II* listed house, is a short drive to the south west. Essex County Cricket Club plays at the County Ground nearby.

Chelmsford has two selective grammar schools, King Edward VI Grammar School and Chelmsford County High School for Girls, alongside a good choice of primary and secondary schools in Moulsham. Catchment arrangements should be checked with Essex County Council.

Chelmsford station is a short walk away. Greater Anglia services reach London Liverpool Street in around 35 minutes, with the fastest trains closer to 27, and up to five trains an hour at peak times. The A12 is close by for London, the M25 and Colchester.

The Buying Process

At Beresfords, we’re here to support you at every step as you purchase your dream home. To give you an idea of the buying journey, we’ve put together a step-by-step guide, but we are here to answer all your questions and help you on your way.

Reservation Reservation

Once you have found your dream home, we can book a reservation appointment for you to formally reserve the property. We will discuss the details, and your reservation fee will secure the house for 28 days while the sale proceeds. This is the moment to ask a solicitor/conveyancer for help with the purchase contracts. We hold a list of trusted professionals we would be happy to recommend.

Mortgage Mortgage

You will also need to apply to your chosen lender if you plan to use a mortgage for the purchase. To speed things up, prepare the following documents ahead of time:
Proof of your deposit
Bank statements
Proof of identity, e.g. UK driving license or passport
Proof of address, e.g. a utility bill,
credit report

Conveyancing

Conveyancing

At this time, your solicitor begins the conveyancing process, and your mortgage lender may instruct a survey of the property. You may also have some choices about the finishing touches for your home.

Contracts

Contracts

Your solicitor will ask you to read and sign the paperwork, and you will need to pay your deposit (minus the reservation fee). Your mortgage will be issued so that funds can be transferred.

Exchange

Exchange

The final and most exciting moment is the exchange of contracts when you sign the purchase agreement and take ownership of the property.
