Can you tell us more about your role and what you do?

As Branch Manager of the Maldon office, my role is incredibly varied. No two days are ever the same, which is one of the things I enjoy most about estate agency.

Alongside helping clients buy and sell property, I am responsible for the overall success of the office and the wellbeing of the team. From supporting staff development to ensuring we deliver exceptional customer service, my focus is on creating the best possible experience for both our clients and colleagues.

What inspired you to pursue a career in estate agency?

After finishing college, I wasn't entirely sure what career path I wanted to follow. I took a role with an estate agency as a temporary measure while I decided what to do next.

Very quickly, I realised how much I enjoyed the industry. I loved the variety, the people and the opportunity to genuinely help clients through important life milestones. That was 34 years ago, and I've never looked back.

What is the most valuable piece of career advice anyone ever gave you?

One piece of advice that has stayed with me throughout my career is: "Don't confuse activity with progress."

It's easy to stay busy, but true success comes from focusing on the activities that genuinely move you closer to your goals. That mindset has served me well both professionally and personally.

What is your favourite part of your role?

Without question, valuations.

I enjoy meeting sellers in their homes, understanding their plans for the future and discussing how we can help them achieve their next move. Every property and every client has a different story, and being part of that journey is incredibly rewarding.

What advice would you give to someone who wants to enter the industry?

Always be honest with your clients.

Property transactions are built on trust, and honesty is the foundation of every successful relationship. Clients value straightforward advice, even when it is not always what they want to hear, and that integrity will serve you well throughout your career.

How would you describe the current property market in your branch area?

The Maldon property market remains buoyant, provided properties are priced correctly from the outset.

Maldon continues to be a highly desirable place to live, offering a unique blend of historic charm, riverside scenery and excellent local amenities. Since the rise of flexible and home working, the town's lack of a railway station has become far less of a consideration for many buyers than it was before the pandemic, helping to broaden its appeal even further.

What trends are you seeing in buyer behaviour right now?

Buyers are currently taking a more cautious approach to their property searches and purchases.

With a lower ratio of buyers to available properties than we have seen in previous years, some buyers are testing the market with lower offers and looking to maximise their negotiating position. However, well-presented and competitively priced homes continue to attract strong interest and achieve successful sales.

Are there any neighbourhoods or properties that are gaining popularity?

Across Maldon, properties located close to key amenities continue to be particularly sought after.

Homes within easy reach of the High Street, popular schools, shops and everyday conveniences are attracting significant interest from buyers. Accessibility and lifestyle remain key priorities, particularly for families and those looking to enjoy everything Maldon has to offer on their doorstep.

What common misconceptions do clients have about the buying and selling process?

One of the biggest misconceptions is that estate agents simply list a property online and wait for the enquiries to come in.

In reality, there is a huge amount of work involved behind the scenes. From pricing strategy and marketing to conducting viewings, negotiating offers, managing chains and progressing sales through to completion, a good estate agent plays a crucial role throughout the entire process.

What advice would you give to first-time buyers in your branch area?

My advice would be to arrange your mortgage as early as possible so you understand exactly what you can afford before beginning your search.

It's also helpful to keep notes on the properties you view and provide feedback to agents when requested. This information is invaluable, as it helps us better understand your requirements and allows us to recommend suitable properties as soon as they become available.

For those looking to sell their home in your branch area, what are the key steps they should take to prepare?

First impressions matter, so present your home to the very best of your ability before bringing it to market. High-quality photography and professional marketing are essential in attracting buyers and generating interest.

Equally important is setting a realistic and competitive asking price from the start. A well-informed pricing strategy is often the key to securing strong levels of interest and encouraging viewings.
