Local area

Located in the quaint village of Borley, Sudbury, this property provides country living in a rural location, offering a unique, tranquil lifestyle away from the hustle and bustle of city life.

Borley is a small, atmospheric village and civil parish located in north Essex, England, just across the border from Suffolk and near the River Stour.

The historic heart of the village features Borley Church, a Grade I listed building with a nave that dates back to the late 12th or early 13th century. This church is notable for its neatly clipped topiary walk that leads to its porch. In addition to the church, Borley has a high proportion of listed buildings, including around 15 Grade II houses.

Noteworthy among these are Borley Hall, which remains as a remnant of a formerly larger manor, and Borley Lodge.

Borley is a small rural village, but its close proximity to Sudbury allows residents to easily access a wide variety of shops and services. In Sudbury, approximately 75% of the town centre’s shops are independent retailers, alongside well-known high street brands and boutiques.

The Buying Process

At Beresfords, we’re here to guide and support you every step of the way as you purchase your dream home. To help you understand the buying process, we’ve created a step-by-step guide, but rest assured, we are always on hand to answer your questions and assist you throughout your journey.

Reservation Reservation

Once you have found your dream home, we can book a reservation appointment for you to formally reserve the property. We will talk through the details, and your reservation fee will secure the house for 28 days whilst the sale goes through. This is the moment to ask a solicitor/conveyancer for help with the purchase contracts. We hold a list of trusted professionals we would be happy to recommend.

Mortgage Mortgage

You also need to apply to your chosen lender if you plan to use a mortgage for the purchase. To speed things up, prepare the following documents ahead of time:
Proof of your deposit
Bank statements
Proof of identity e.g. driving license or passport
Proof of address e.g. a utility bill
Credit report

Conveyancing

Conveyancing

At this time, your solicitor begins the conveyancing process, and your mortgage lender may instruct a survey of the property. You may also be able to choose your home's finishing touches.

Contracts

Contracts

Your solicitor will ask you to read and sign paperwork and you will need to pay your deposit (minus the reservation fee). Your mortgage will be issued so that funds can be transferred.

Exchange

Exchange

The final and most exciting moment is the exchange of contracts, when you sign the purchase agreement and take ownership of the property.
