Time for a cuppa? 5 Minutes with Paul Tuck

Paul started his journey with Beresfords in 2004, having been offered an Office Junior position at our Brentwood branch. Since then, he has progressed through the ranks and is now based at the Billericay branch as Lettings Manager.

We spoke with Paul to learn more about his role, current property trends, and his advice for investors considering buying a property in the Billericay area.

How would you describe the current rental market in Billericay?

The rental market in Billericay is thriving, with plenty of demand at present. In most cases, we are seeing multiple parties expressing interest in the same property.

What trends are you seeing in investor behaviour right now?

We are finding that a percentage of our existing Landlords are currently in the market for other investment properties.

Are there any neighbourhoods or properties in Billericay that are gaining popularity?

The most popular style of property is a two-bedroom house with outdoor space. One-bedroom properties are also in high demand, particularly among professional single occupants and couples.

What common misconceptions do landlords have about the letting process?

Many landlords are concerned by horror stories of tenants moving in, not paying rent, or needing to be evicted. In reality, it is the responsibility of the letting agent to carry out thorough due diligence and vetting applicants correctly before securing viewings.

At Beresfords, we use a reputable referencing agency with strict criteria, ensuring comprehensive checks are conducted on every prospective tenant, including affordability and background verification.

What advice would you give to first-time investors in Billericay?

Billericay is a highly sought-after town, known for its popular schools and excellent transport links. The town sits on the Greater Anglia line, offering direct connections to London Liverpool Street, which helps attract high-quality tenants.

For those looking to invest in Billericay, what are the key steps they should take to prepare?

I would suggest that any potential investors looking in the Billericay area reach out to our office to discuss their requirements, and we can advise them accordingly.

We would be able to provide an idea of rent achievable for any properties they are interested in and would be happy to provide any information required regarding the letting process.
