Local Area

Roxwell Row residents are incredibly fortunate access to some of the best grammar schools in the country: Chelmsford County High School for Girls and King Edward VI Grammar School. Both are within a five-minute drive and easily walkable.

Families with younger children are equally well served, with Chancellor Park Primary and Perryfields Junior School, both rated 'Outstanding' by Ofsted close by. Those seeking independent options have prestigious choices on the doorstep, including St Cedd’s School and New Hall School.

For older pupils, the renowned Felsted School, a 460-year-old independent day and boarding school catering for ages 4–18, is located around 20 20-minute drive from Roxwell Row.. Adding to the area’s family-friendly appeal are two highly regarded nurseries: the 'Outstanding' Broomfield Road Day Nursery and St Margaret’s in Gosfield.

Chelmsford has three shopping centres along with a vibrant high street. You'll find every shop or retail outlet you need right at your doorstep, which reflects Chelmsford's active economy and strong commitment to shopping local.

The city is home to numerous bars and restaurants suitable for any occasion—whether you're enjoying a meal with the kids, having a date night with your partner, or celebrating with friends. Its cafes are just as busy during the day as its bars are at night.

For fitness enthusiasts, there are plenty of gyms, specialist trainers, and yoga and Pilates studios. Additionally, being surrounded by parkland makes it easy to escape into the countryside for a walk or run. Voted one of the best places to live by The Times in 2019, Chelmsford continues to uphold that reputation six years later in 2025.

Direct connections are available from Chelmsford station to London Liverpool Street in just 33 minutes, as well as to Ipswich (37 minutes), Norwich (1 hour 15 minutes), Colchester (18 minutes), and Clacton-on-Sea (52 minutes). Additionally, with the Elizabeth Line now accessible from Shenfield—only a 10-mile drive from Roxwell Row or a nine-minute train ride from Chelmsford Station—reaching central and west London has never been easier or quicker.

A new national rail station, Beaulieu Park, will open in 2026, located three miles northeast of the town centre toward Colchester. This will provide residents with three National Rail train terminals within a 10-minute drive. Roxwell Row, situated on Chelmsford’s western flank, offers exceptional convenience for commuting to Cambridge and access to major thoroughfares, including the A12 corridor, M11, and M25.

The Buying Process

At Beresfords, we’re here to support you at every step as you purchase your dream home. To give you an idea of the buying journey, we’ve put together a step-by-step guide, but we are here to answer all your questions and help you on your way.

Reservation Reservation

Once you have found your dream home, we can book a reservation appointment for you to formally reserve the property. We will talk through the details, and your reservation fee will secure the house for 28 days whilst the sale goes through. This is the moment to ask a solicitor/conveyancer for help with the purchase contracts. We hold a list of trusted professionals we would be happy to recommend.

Mortgage Mortgage

You also need to apply to your chosen lender if you will be using a mortgage for the purchase. To speed things up, prepare the following documents ahead of time:
Proof of your deposit
Bank statements
Proof of identity e.g. driving license or passport
Proof of address e.g. a utility bill
Credit report

Conveyancing

Conveyancing

At this time, your solicitor begins the conveyancing process, and your mortgage lender may instruct a survey of the property. You may also be able to choose your home's finishing touches.

Contracts

Contracts

Your solicitor will ask you to read and sign paperwork and you will need to pay your deposit (minus the reservation fee). Your mortgage will be issued so that funds can be transferred.

Exchange

Exchange

The final and most exciting moment is the exchange of contracts, when you sign the purchase agreement and take ownership of the property.
