Hanningfield Park

Powered by Nature, all of the homes at Hanningfield Park benefit from the very latest solar and battery technology, to aid sustainable living. This state-of-the-art all electric development creates savings on energy bills compared to conventional gas using households.

Beresfords are delighted to introduce Hanningfield Park - a stunning collection of 2, 3, 4, and 5-bedroom homes. Nestled on the edge of the Hanningfield nature reserve, in the beautiful Essex countryside, this new development offers a peaceful way of living, perfect for both families and retirees alike. However, with Chelmsford only a 15-minute drive away and London accessible within 35 minutes via train, residents remain well-connected to nearby towns and their many amenities. Whether it’s shopping, eating out, sports facilities, or cinema and theatre, the choices are ample.

The homes at Hanningfield Park are designed with sustainability and energy efficiency at their core. All properties are A-rated for energy efficiency, featuring modern building techniques, all-electric designs, latest thermal insulations, air source heat pumps instead of gas, solar panels with battery storage, EV (electric vehicle) charging points, as well as renewable or recyclable materials. These eco-conscious decisions are not only made to reduce environmental impact but also offer potentially significant savings in energy bills.

The sustainable build did not take away from the premium touches in these state-of-the-art homes, though. Each property is carefully crafted with top-notch materials and luxury finishes, including lavish underfloor heating, elegantly decorated living spaces, light-filled kitchens with quality Silestone quartz worktops, top-of-the-range Bosch appliances, and opulent bathrooms with marble-effect tiling. The attention to detail is exceptional in these homes, finishing each to the highest specification.

Powered by nature, Hanningfield Park emphasises the importance of outdoor living with beautifully landscaped communal areas and larger-than-average gardens. Not just that, its superb location makes nature getaways easier than ever. From farmlands and rolling hills, to nature reserves, rivers, and forests, you are presented with a host of outdoor activities, such as hiking, fishing, sailing, and more. So, whether you’re seeking a peaceful retreat within easy reach to the capital or a family-friendly environment close to modern amenities, Hanningfield Park provides an idyllic setting in the heart of Essex.

Hanningfield Park benefits from a superb location, offering residents excellent transport links to nearby cities, shops, and schools.

Just a short 15-minute journey from home via road A130, Chelmsford awaits with a vast selection of leisure and entertainment facilities. The city’s pedestrianised centre is home to not one but two indoor shopping malls, as well as the new Bond Street development. Here, you will find popular high street brands, flagship designer stores, upmarket boutiques, vibrant restaurants, bars, and street food stalls. What’s more, there is also a multiscreen cinema, a theatre, and numerous galleries and museums for cultural days out in Chelmsford.  However, if you want something closer to home, nestled on the Hanningfield Reservoir, the Café on the Water is a hit amongst the locals, while The Old Windmill is a great spot to grab a bite.

Other major towns, such as Ingatestone, Shenfield, Billericay, and Brentwood are all within easy reach too. By road, the A12 and A127 provide convenient links to most nearby destinations, whereas, by bus, residents can make use of local services provided by First Essex. For those commuting to London, the nearby train station in Shenfield offers a direct link to London Liverpool Street in under 25 minutes.

Moreover, families at Hanningfield Park have access to a range of highly-rated schools in the area. The nearest choices include the St Peters C Of E Primary School and East Hanningfield Church of England, however, there are endless excellent options in Chelmsford. The King Edward VI Grammar School, Chelmsford County High School for Girls, Beehive Lane Community Primary School, Perryfields Junior School, Chancellor Park Primary School, and The Beaulieu Park School have all received ‘Outstanding’ ratings from Ofsted.

The Buying Process

At Beresfords, we’re here to support you at every step as you purchase your dream home. To give an idea of the buying journey, we’ve put together a step-by-step guide, but we are here to answer all your questions and help you on your way.

Reservation Reservation

Once you have found your new home, we can book an appointment for you to formally reserve the property. We will explain the details, and your reservation fee will secure the house for 28 days whilst the sale goes through. Now is the right time to ask a solicitor/conveyancer for help with the purchase contracts. We have a list of trusted professionals we would be happy to recommend.

Mortgage Mortgage

You need to apply to your chosen lender if you will be using a mortgage for the purchase. To make the process smoother, prepare the following documents ahead of time:
Proof of your deposit
Bank statements
Proof of identity e.g. driving license or passport
Proof of address e.g. a utility bill
Credit report

Conveyancing

Conveyancing

Your solicitor will begin the conveyancing process, and your mortgage lender may instruct a survey of the property. You may also be able to choose your home's finishing touches.

Contracts

Contracts

Your solicitor will ask you to read and sign paperwork and you will need to pay your deposit (minus the reservation fee). Your mortgage will be issued so that funds can be transferred.
