Once you’ve found your dream home, we’ll arrange a reservation appointment to formally secure the property. During this appointment, we’ll walk you through the details, and your reservation fee will hold the home for 28 days while the sale progresses. This is also the perfect time to appoint a solicitor or conveyancer to handle the legal side of the purchase. If you need recommendations, we have a list of trusted professionals we’d be happy to share.
You also need to apply to your chosen lender if you will be using a mortgage for the purchase. To make things smoother, prepare the following documents ahead of time:
Proof of your deposit
Bank statements
Proof of identity, e.g. driving license or passport
Proof of address,s e.g. a utility bill
Credit report
Conveyancing
At this stage, your solicitor will begin the conveyancing process, and your mortgage lender may arrange a property survey. You might also have the opportunity to personalise some of the final touches to your new home.
Contracts
Your solicitor will guide you through reviewing and signing the necessary paperwork, and you’ll need to pay your deposit—minus the reservation fee. At this point, your mortgage will be issued, allowing the funds to be transferred in preparation for completion.
Exchange
The final and most exciting step is the exchange of contracts. This is when you sign the purchase agreement and officially become the owner of your new home.
