Once you’ve decided to sell your house, what’s next? There is a lot to think about and it’s likely you’ll have several questions. As experienced estate agents, we’re here to help and have put together a list of our FAQs to get you started.

Technically, you don’t need an estate agent in order to sell your home. However, managing the process can be time consuming and stressful. Most sellers opt to use a reputable agent as they are best placed to market your property and negotiate the best price possible on your behalf. They are also there to help guide you through the process of selling and answer any questions you may have.
We are legally obliged to inform you of any offers and will let you know by phone and in writing/email. We can then negotiate on your behalf or inform a buyer you’d like to accept their offer.
Technically no but it’s extremely difficult to manage a property transaction without legal help.
Appointing a solicitor or licensed conveyancer ensures the transaction runs smoothly and meets all legal requirements.
All estate agents are different but we will advertise your house via numerous channels including:

Serious buyers often want to know details such as boundaries, planning permissions, or running costs. You’ll complete standard property questionnaires, and we’ll be available to answer queries and provide updates.
When selling a home, there are a few key costs to consider, including
- Energy Performance Certificate (EPC) for the property (this is a legal requirement)
- Estate agent fees
- Conveyancing/solicitor fees/searches
- Removals fees
This varies a lot. It depends on many variables including the local property market and the buyer’s and seller’s circumstances. However, once you’ve accepted an offer, the average time to then complete is anything from 11 weeks to six months. Some sales (especially cash or no chain) can be quicker.
No. At Beresfords, we will arrange for professional photographs of your property and create floor plans on your behalf.
No. As the seller, you do not pay stamp duty on the property you are selling. This tax on property transactions is paid by the buyer. (If you are also buying a property, you will be responsible for the stamp duty on that property.)
- The moment of ‘exchange’ is when you exchange contracts with the buyer. From that moment you are both in a legally binding agreement to sell/buy the property.

- ‘Completion’ is when your solicitor receives the money for the property, the keys are physically handed over to the new owners and they are then responsible for the house. You move out and they can move in.
The solicitors for both parties carry out final checks and their solicitor will transfer money for house to your solicitor. Once this happens, your solicitor will confirm completion and instruct your estate agent to hand over the keys to the buyer. The new owners assume legal responsibility for the house and can physically move in.
Yes. On completion day ownership of the house legally transfers from you to the buyer. It’s no longer yours and you must move out on or before that day.
Chains are very common in property transactions. It is when a group of properties’ sales depend on one another. I.e. a buyer can’t buy until they’ve sold their house to someone who needs to sell their own house and so on. If one sale in the chain falls through, nobody in the chain can move.
