The Renters Reform Bill has now been added to the ever-increasing list of industry-based legislation. It becomes law very soon, will place increased responsibilities on landlords and agents whilst imposing stiff penalties on those who fail to comply.
There is still much to be debated by Government but the more prominent changes which we are already aware of are:
- No more fixed-term tenancies
- The end of Section 21 ‘no fault’ evictions
- Only specific reasons permitted by landlords to serve notice
- Limits to be imposed on annual increases in rent
- Restrictions to payments of rent in advance
-Bidding above asking prices to be banned
- Regulation changes regarding pets
- A compulsory register for landlords
The specifics surrounding all key changes will become clearer once the Bill gets closer to becoming law and no doubt there will be additions and amendments. However, it’s more important than ever that both landlords and tenants remain fully informed throughout the implementation process and thereafter.
