Landlords are always encouraged to use an established letting agent who is a member of Propertymark, the professional body which regulates the lettings industry. As a result the rent and deposit monies processed are automatically protected. This operates in a similar way to the cover provided by ABTA within the travel industry. Unfortunately, many letting agents are not members of Propertymark and therefore cannot be held responsible for their actions. Neither can they provide guarantees in terms of any rent or deposits that they receive.

Meeting your
legal obligations

With so much legislation now in place linked to the rental market, landlords must ensure they are regularly updated in terms of their legal obligations. Many agents fail to provide the appropriate guidance and as a result their landlords can be left exposed. At Beresfords not only do we provide accurate and up to date advice but will also deal with most aspects of compliance on our landlords’ behalf as part of our fully managed service.


Qualifying Prospective Tenants

Once we have negotiated suitable terms between you and your tenants, our Lettings Progressor will then deal with everything required and progress the transaction through to successful move in. Beresfords use specialist companies to undertake detailed referencing and credit checks on any tenants who express an interest in your property. Some letting agents conduct only basic referencing which is not as comprehensive.

Your own dedicated Property Manager

All landlords who use our fully managed service are allocated a dedicated Property Manager. Therefore, when any maintenance-based issues arise, our landlords have one point of contact and their dedicated Property Manager will retain a detailed knowledge of the particular property concerned. Throughout a tenancy our ultimate aim is to ensure a stress-free experience for both landlords and tenants. 24/7 - If a maintenance-based issue arises outside of our normal office hours, landlords and tenants will be able to appeal to a real person who will do all they can to help.

Protecting your rent

Where required, we can provide a comprehensive rent warranty product at very competitive rates. Arranged and underwritten by our referencing provider via a third-party specialist, their products will pay the rent in full for a pre-defined period if the tenant’s default on their monthly payments. Although rare, if eviction becomes necessary the warranty provider also handles everything on a landlord’s behalf and with certain products the related legal costs are fully covered. These warranties are ideal for those landlords who still want to receive their monthly income even if their tenants fail to pay the rent.

On average Beresfords’ website attracts up to 30,000 unique visitors on average every month. Our properties are also featured on leading property portals including Rightmove, OnTheMarket and Zoopla. Annually we receive over 15,000 online enquiries from prospective tenants asking for more information on specific properties or to request viewings.

Featured Property Listing

Most letting agents promote properties online in a very similar way. However, Beresfords make sure that our landlords properties stand out from the crowd. Featured Properties are more prominent being visible at the top of the page, set in shaded boxes, retaining a larger main image and an additional photograph as shown in the example above. Rightmove confirms that properties featured in this way generate higher enquiry levels from tenants.

Social Media

Ultimately our aim is to promote those properties we offer for rent to the widest possible audience. As well as reaching prospective tenants through local, regional and national exposure, our own website is viewed in more than 85 countries. We also have an agreement with a world leading Artificial Intelligence and machine learning software company to optimise our social media campaigns. This means that our social media adverts are up to eight times more effective than standard social media advertising.

Professional Video Tours

Our video tours provide a comprehensive overview of a rental property which in turn identifies its most popular features. Prospective tenants are therefore able to get a real feel for a property remotely before committing to view and research indicates that those who go on to request a physical viewing are more likely to be seriously interested.

Services & Fees

Every one of our landlords are vitally important to us so we make sure that they receive a very personal service from experienced letting agents who retain extensive knowledge of their local areas and are adequately qualified and equipped to handle matters effectively on their behalf.

Most of our clients have specific requirements so the extensive range of services we provide can be tailored accordingly which is why we do not offer a standard commission rates.

The fees which we charge will always remain as competitive as possible without compromising our high standards of service. So, although a general guide of our fees is available here, we would urge any landlord thinking of renting out a property locally to contact their nearest lettings department to discuss in more detail the various options available.
