The Buying Process

At Beresfords, we are committed to supporting you throughout the process of purchasing your dream home. To help you understand the buying journey, we have created a step-by-step guide. Additionally, we are here to answer any questions you may have and assist you along the way.

Reservation Reservation

Once you've found your dream home, we can schedule a reservation appointment to formally secure the property. During this appointment, we'll discuss the details, and your reservation fee will hold the house for 28 days while the sale is processed. This is also the time to consult a solicitor or conveyancer for assistance with the purchase contracts. We have a list of trusted professionals we would be happy to recommend.

Mortgage Mortgage

If you plan to use a mortgage for your purchase, you will need to apply to your chosen lender. To expedite the process, it is helpful to prepare the following documents in advance:
- Proof of your deposit
- Bank statements
- Proof of identity (e.g., driving license or passport)
- Proof of address (e.g., a utility bill)
- Credit report

Conveyancing

Conveyancing

At this point, your solicitor will start the conveyancing process, and your mortgage lender might order a survey of the property. You may also have the opportunity to select some finishing touches for your new home.

Contracts

Contracts

Your solicitor will ask you to read and sign the paperwork, and you will need to pay your deposit, excluding the reservation fee. Your mortgage will be issued so that the funds can be transferred.

Exchange

Exchange

The most exciting moment is when you exchange contracts, signing the purchase agreement and officially taking ownership of the property.
