Site Specific Financial Viability Assessments
We prepare Financial Viability Assessments for developers to support them in S106 negotiations. This may result in a reduction on the percentage of affordable housing, a change in the mix of housing to be designated affordable, a change in the affordable tenure or a contribution in lieu of on-site provision where it is appropriate to do so.
All reports are written in accordance with planning and RICS guidance and are written by a Chartered Surveyor.
We use ARGUS developer in our assessments and we are able to negotiate on your behalf or as an expert witness should the matter proceed to an appeal. Increasingly we have become engaged at an early stage, typically at pre-app stage where we can combine viability advice with development optimization.
Affordable Housing & S106
Most larger developments trigger the requirement for affordable housing and S106 contributions. We can prepare Heads of Terms for a proposed S106 agreement that ensures that they are practical and deliverable. We can advise on variations and any overage calculations for affordable housing that might be required.
We have longstanding relationships with many Registered Providers (housing associations) and can seek offers, provide advice and negotiate the best possible terms on behalf of our clients. We can assist in the preparation of specification requirements and the delivery form of contract.
