absolutely rubbish and crooks who steal 
they were appallingly bad, they took money from us for no reason and were totally unreasonable and rude. i would never use them again.

I understand your issues were linked to a recent property which you recently rented via ourselves and am aware that my Director of Lettings has now spoken with you by telephone to explain once again why monies were retained from your initial Dilapidation Deposit. Prior to you first moving into the property it was professionally cleaned by the landlord and was a condition of your Tenancy Agreement that upon expiry of this tenancy you would engage the services of a cleaning company to have the property professionally cleaned just prior to vacating so as to return the property to the landlord in a similar condition as it was for you when first moved in. Upon inspecting the property after you had vacated it was clear to our staff that the property had not been cleaned at all, let alone by a professional company. Furthermore there was damage to the garage door, a handle in one bedroom and the garden had not been maintained as agreed it would be. Had these items have been resolved by you prior to moving out then there would have been no reason for us to deduct any monies from your initial deposit. However the landlord needed to have the property professionally cleaned prior to any new tenants moving in, deal with the relevant repairs and have the garden cleared. It is for these reasons why agents take a Dilapidation Deposit from tenants upon commencement of any new tenancy so if neglect or damage is experienced there are sufficient funds to cover related repairs. Naturally if no damage is evident and tenants abide by the terms of their tenancy then the deposit is returned to them in full. Unfortunately in this particular instance this was not the case so to suggest we 'took money for no reason' and are 'crooks who steal' is, in my view completely unjustified. We merely withheld the amount required to then pass on to the landlord so they could cover the costs of the works required to return the property into an acceptable condition to enable them to re-market the property.
